Buying Land
If you are interested in buying residential lots, I am happy to help you; there is nothing special about them, as long as you can read a public report.
There are several issues which must be investigated when buying land. First, has the lot been legally subdivided? Second, is the lot imporoved? ie. does it have utilities and water nearby?
If a lot does not have water nearby -- how deep a well must be dug? Some of the wells in the Rio Verde area are more than 1,000 feet. Plus, many of the wells in Maricopa County have interesting issues regarding levels of certain substances, and water treatment must be installed before it can be safely used. And there are other issues, but one other big one is subsidance.
This is something which sometimes happens when new construction goes in and there are existing fissures below. It can also happen when the water table drops, and at other times. It has recently become a larger issue in our county.
